Terms of use
These terms govern your use of Flood Risk Map. The most important point is simple: the map provides general information, not a property-level flood-risk assessment.
Using the service
You may use the site for personal or business research, subject to these terms and the licences that apply to the underlying data. You must not misuse the service, interfere with its operation, attempt to bypass security or use automated traffic at a level that harms availability for others.
Information, not professional advice
The map is intended to help you explore wider-area flood-risk patterns. It is not surveying, engineering, environmental, planning, insurance, legal or conveyancing advice. It is not a substitute for an official search, a flood-risk assessment or advice from a suitably qualified professional.
Do not rely on the map to decide whether an individual property will flood, to value or insure property, to meet a regulatory duty or to make an emergency decision.
Accuracy and availability
Flood data is modelled, incomplete and subject to uncertainty. Sources, terrain, drainage, defences and real-world conditions can change. We do not promise that the site is complete, current, error-free or always available, or that a location inside or outside a shaded area will or will not flood.
We may update, suspend or withdraw any part of the site, including its datasets and features, without notice.
Data, copyright and permitted reuse
The site design, code and original wording are protected by applicable intellectual-property law. Underlying public data and background mapping remain subject to their own licences and attribution requirements, described on the data page and in the map attribution control. These terms do not grant rights beyond those licences.
Links to other services
Links to government and other third-party services are provided for context. We do not control those services and are not responsible for their content, availability or privacy practices.
Our responsibility
Nothing in these terms excludes liability that cannot lawfully be excluded. To the extent permitted by law, we are not responsible for loss arising from reliance on the map as a property-level assessment, from unavailable or inaccurate third-party data, or from interruption of the service. If you use the site for business purposes, we are not responsible for loss of profit, revenue, business, opportunity or anticipated savings.
Changes and governing law
We may revise these terms. The effective date above identifies the current version. These terms are governed by the laws of England and Wales, and the courts of England and Wales will have jurisdiction, subject to any mandatory rights you have as a consumer elsewhere in the UK.
